Most searching by us had to done long distance and trusting the professional local knowledge of Mrs. Foster-Boline and her personal knowledge of us gained by long distance communication. She always was fair and ethical with sellers, but advocated for us to make sure we didn’t pay more then a home was worth the two times we made an offer and that any additional reasonable requests we had were addressed. The home we ended up purchasing was not something we just settled for as one would think in a high pressure limited time relocation scenario, but a newly built gorgeous dream home with beautiful architecture inside that people ooh and ah over and has the latest energy efficiency technology. I want to take the opportunity to tell people how lucky we were to find someone like Shannon Foster as our realtor in Knoxville. My partner Sophy and I moved here in September 2011 from NYC after accepting a job at UTK. As we were getting closer to the moving date, the people at UTK vet school recommended we talk to Shannon Foster about finding a place to live. So we sent her an email and she got back to us immediately. We asked her to look up some properties that were for rent since we didn’t know the city and didn’t want to rush any buying decisions. She moved heaven and earth before we got there to find as many nice rentals in all different sides of town so that we would have a good idea of what was out there. Little did we know she didn’t even specialize in rentals, but she made it seem that’s all she did! She took us all around town, from one house to the Other and picked up immediately what our likes and dislikes were. She took her time to know us so that even if we were to rent, we would feel we were moving into a home. By the end of day one she took us to see the house we currently own now. The idea was to talk to the owners to see if they would rent it but she knew we would love it, and we did!
When it came time to talk mortgage business not only did we have no idea what to expect as new home owners but we felt we were not even qualified. Shannon pointed us to a GREAT mortgage broker that even took us to our first UTK game when we moved here! She held our hand through the ENTIRE process and I am not kidding. We had to return to NYC pretty much immediately after getting our loan approved which meant she was going to have to help us get through the rest of this entire process! From our point of view buying a house was so easy! But we are very conscious that it was all because she was here to make sure we were getting what was fair. She was here with the inspector, when they appraised the house, final walk through, every step of the way and always keeping us informed. She was professional, efficient and organized which we very much appreciate. I think there was another offer for the house that we (thankfully!!) didn’t even know about because Shannon was the one taking on the stress of it.

Late in 2010, I decided that I wanted to find an alternative to my cookie-cutter condominium in West Knoxville. I wanted a home that was reasonably priced but had good character. I spoke with Shannon Foster about this goal, and she asked me some very pointed questions and began to introduce me to the wonderful homes in transitional areas of downtown Knoxville. I purchased a home back in April with Shannon acting as my agent. I wasn’t very sure what I was getting into at first, especially since it was right at the end of the First-Time Homebuyer tax credit period; but when the Coldwell Banker website put me in touch with Shannon, she was helpful right from the start.
After I had done my homework on the real estate listing sites and found some homes I was interested in viewing, Shannon always seemed to be able to fit me in her schedule where it was convenient for me. She was also interested in what I wanted, not just selling the house; after each viewing she would ask me what I liked and didn’t so that she could find other possibilities for me. There was even one occasion when we were not scheduled to view a house we passed, but she immediately made the appropriate phone calls to get us in- good thing, because that was the house I purchased.
During the closing process, she was always willing to take time to explain what was going on, what and why she needed documents, even pay a visit to the basement after the inspection to find the listed issues. And once again, when the bank was able to close early, she immediately found the time to make it happen.
If you’re a homebuyer with lots of questions (and even a little nervous- it’s a big decision), Shannon will do an excellent job of helping you through the process. She doesn’t look at it as “selling you a home”- she builds a relationship with her clients.
