I get a lot of questions from Buyers and Sellers about Home Warranties and if they are a good idea. I have asked local expert, and First American’s Home Warranty’s representative, Maryann Azambuja to do a guest blog post for me to explain a little more about what to look for in a great home warranty product and company. In a buyer’s market, a home warranty plan is a tool to increase marketability of a listing, while providing all parties with after-sale liability protection. Outside of a real estate transaction, a homeowner may purchase a home warranty at anytime to cover the systems and appliances in the home that fail due to normal wear and tear or lack of maintenance. But not all warranty companies are the same!
Choose a home warranty company that has a national presence. National companies have larger service departments and a greater pool of contractors to respond to claims. Also, larger companies have more resources to ensure client satisfaction.
Evaluate the financial security of a home warranty company. Ask how long the company has been in the business of residential home warranties. Beware of warranty companies specializing in automotive or electronic warranties, rather than residential warranties. The greater the financial reserves, the greater the ability to pay claims.
Opt for a home warranty policy with a local representative. If you experience a service issue, it is helpful to have a local contact, rather than relying on a toll-free number as the only means of communication. Many times if there is a local area manager, they can prevent unnecessary delays in services if a contractor does not show up for an appointment or does not fix the problem correctly.
Make sure the warranty company will guarantee their service providers work for a minimum of 30 days, should the issue reoccur. You will have to pay a nominal service fee for each claim, so you will want to make sure that if you experience the same failure within a 30 period, you will not be charged another fee.
